steps to owning your home

Make sure you finances are in order. Check your credit report for errors and know
your credit score. Go to www.myfico.com
for information and education. To get your free credit reports go to www.annualcreditreport.com
you are allowed one free credit report per year. What ever you do DON’T
buy any major purchases right before or during the process of buying a home. Don’t
move your money around from account to account. AND don’t change jobs!
2. Find a Realtor you are comfortable with. You will be
sharing very personal information, for the next few weeks/months he/she will be
your best friend. Make sure they are legitimate.
3.
Get familiar with the mortgage industry. Check the interest rates. Your Realtor
will be able to help you find the perfect lender for your needs. Learn about different
types of loans available.
4. Get pre-approved for a
mortgage. This helps in 2 ways. First, you will be searching for a home in the
right price range. Second, when you find your dream home, the seller is more apt
to accept your offer if you have a pre-approval letter, especially if you are
in a situation where there is more than one offer.

Determine your needs for a home. What is a must have and what is a luxury. Find
your style, French country, Tudor, one-story, two, basement, slab…
6. Start your search. Decide the area or areas you would like
to live. Maybe even a certain neighborhood.
7. Find
your dream home. Check the covenants and restrictions; make sure you can live
with them. Have your Realtor do a comparative market analysis (CMA) to see if
it is priced fairly. Make sure the seller is accepting the type of financing you
approved for. Read the property disclosures to find out any problems the property
may have.
8. Make your offer. Remember to be fair.
Offering a ridiculously low offer usually just makes the seller angry and then
he will refuse to work with you. If this is really the home you want, be fair.
Make it a win win situation for all involved.
9. Get
a home inspection. This will save you money down the road. When done within the
proper time frame you may be able to get the homeowner to correct defects at his
expense.
10. Stay in contact with your Realtor to make
sure there aren’t any last minute problems before the closing.
